Planning Resolution act as planning advisor to Z Hotels on all their hotel development, securing a number of hotels in London, including the first windowless hotel rooms in London.
The majority of Z Hotels permissions involve the change of use from office to hotel, often in the face of strong office safeguarding planning policy. In addition, several hotels have had heritage sensitivities due to the building being listed/located within a Conservation Area.
We have successfully secured the following hotel development for Z Hotels:
413 The Strand, City of Westminster, London
Planning Resolution secured planning permission for a new 118 room hotel in 2017. The site is located within a Conservation Area and next to the Adelphi Theatre, and required sensitive adaptation and management of noise.
The permission includes infill extensions within two lightwells enhancing the floorspace of the building, alterations to the fenestration, new and replacement plant, photovoltaics at roof level, and an ancillary café.
The scheme required a change of use of an existing office building. The scheme has required several successful Section 73 applications due to design development requiring amendment to the scheme post approval.
53- 59 Chandos Place, Soho, City of Westminster, London
Planning Resolution secured planning permission for a new 141 room hotel in 2019.
The scheme required a change of use of an existing office building with an infill of a lightwell and an ancillary café. The proposal required detailed discussion on acoustic matters due to the close proximity of residential neighbours to the rear of the building.
52-53 Poland Street, Soho, City of Westminster, London
Planning Resolution secured planning permission for a new 110 room hotel requiring extensive discussions on façade detail due to its location within a Conservation Area.
The scheme required a change of use of an existing 7 floor 1950’s office building with an additional 2 storeys added and an ancillary café at first floor level.
The scheme uses traditional high quality materials reflecting existing and recent new development in the vicinity and introduces art-work on the building.
4 Wild Court, Kingsway, Camden, London
Planning Resolution secured planning permission for a new 116 room hotel.
The buildings potential was successfully maximised, securing an additional 3 storeys to the roof to provide accommodation within a constrained site located within a Conservation Area.
The scheme required a change of use of an existing office building. The scheme has required several successful Section 73 applications due to design development requiring amendment to the scheme post approval.
Temple Bar House, 23-28 Fleet Street, City of London
Planning Resolution secured planning permission in the face of a very strong office safeguarding planning policy, and heritage sensitivities associated to the adjacent Knights Templar Temple Church for a new 110 room hotel, with the conversion and extension of Fleet House, Fleet Street, City of London.
The hotel successfully encompasses a street facing café retail unit for the public, which also acts as a café for the purposes of guests of the hotel, providing activity and vitality to the streetscene.
31-32 & 33 Bedford Street, Convent Garden, City of Westminster
The conversion and extension of 31-32 & 33 Bedford Street, Convent Garden to create a new 111 room hotel, partially within a Grade II listed building.
4 Orange Street, Piccadilly, City of Westminster
Planning Resolution secured planning permission for the change of use and extension of 4 Orange Street, Piccadilly to create a new 112 room hotel.
Additional permission has been secured to change the use of the basement car park to hotel rooms. This involved detailed discussion on highways.
Moor Street, Soho, City of Westminster
Planning Resolution secured planning permission he conversion of Moor Street, Soho to create a new 85 room hotel.
