At Planning Resolution we understand the importance of mitigating risk and maximising value in the shortest possible time. Working with landowners, developers and occupiers, we provide creative, commercial planning advice on new developments, heritage buildings and regeneration projects.
The services we offer include:-
Influencing and Shaping Policy
In addition to challenging and working our way around established policy, we also guide clients on the need to make suitable in depth representations and lobbying to affect desired change on emerging policy and planning briefs.
Where CIL is not in place and/or a legal agreement is required to deal with site specific requirements from development, we work alongside the client’s solicitors to negotiate the heads of terms.
Initial planning assessments, identifying the ‘art of the possible’, are often the starting point to a successful development. Working closely with the client, architect and agent, we are able to identify the constraints, opportunities and actions required to delivering a successful development.
Lawful Use Reports
Due diligence reports that establish lawful use are critical in establishing the base position upon which to look at alternative development options. With a large and ever expanding number of complex Permitted Development rights, the ability to established the lawful use and use it to your advantage is often a key part to successful development.
It is vitally important that we are seen as the client’s trusted advisor – keeping them fully informed on the key planning opportunities and constraints, time and costs involved in delivering the project Working closely from day one with the client, we will guide them through the process, looking for sound, innovative solution that meet and hopefully exceed objectives.
Our clients have direct contact with each member of the team, so that all parties are fully engaged in a project, trusting and taking ownership at every step.
Whilst the quickest route to secure planning permission should be through negotiation with the relevant Local Authority, there are occasional times when you have to appeal.
In such circumstances, we will recommend and pursue the most appropriate form of appeal (Written Reps, Informal Hearing or Inquiry) – working closely with appropriate planning barristers as required.
